Water damage and insurance in Arizona: the basics

This is a general overview, not advice about your policy. Your declarations page and your insurer have the final word, and the state regulator's pages are linked throughout.

Sudden vs. gradual

How the cause of the water matters

Arizona's Department of Insurance and Financial Institutions (DIFI) puts it this way: water damage and mold remediation not caused by a flood may be covered when they result from a sudden or accidental event. A supply line that bursts is the classic example.

Damage that builds up over weeks, like a slow drip under a sink or a leak that was ignored, is often excluded or limited in homeowners policies. Read the water damage section of your policy before you need it.

Flood

Flood insurance is a separate policy

The Flood Control District of Maricopa County says flood damage is not typically covered by homeowners policies, and that flood insurance through the National Flood Insurance Program is a separate purchase.

New flood policies have a 30-day waiting period before they take effect, so buying one when a storm is forecast is too late. Homeowners, renters and condo owners can all buy NFIP policies, inside or outside a mapped floodplain.

The district also notes that about 1 in 4 flood insurance claims come from outside a floodplain. You can look up your property's flood zone on FEMA’s Flood Map Service Center.

Sewer backup and mold

Two areas where policies often differ

Sewage or drain water backing up into the house is frequently excluded unless the policy carries a water backup or sewer backup endorsement. If you're not sure whether you have one, your agent can tell you, and it is usually added before a loss, not after.

Mold coverage is often limited or tied to a covered water event. Fixing a leak promptly and keeping records of what you did helps if a mold question comes up later.

DIFI's checklist

Steps the state regulator suggests

  • Stop running water and prevent further damage if it is safe.
  • Take pictures before mitigation, plumbers or contractors arrive.
  • Review your policy and riders for what is covered and for how much.
  • Call your insurer or adjuster before calling a contractor.
  • Understand the deductible, and who will be paid and when.
  • Confirm the contractor is licensed in Arizona.
  • Verify coverage with your insurer, not the contractor.
  • Read every contract in full and keep a copy.

Questions

Insurance questions

Does homeowners insurance cover monsoon flooding?

Flood water that enters at ground level is generally a flood insurance matter, not a homeowners one, according to the Flood Control District of Maricopa County. Rain that comes through storm damage to the roof is handled differently. Ask your insurer which applies.

Should I file a claim for a small leak?

That is your call. Many people compare the likely repair cost with their deductible and talk to their agent first. A contractor's written estimate can help you decide.

Can the restoration contractor deal with my insurer for me?

Many contractors send photos and moisture logs to insurers. Arizona's regulator still advises confirming coverage with the insurer yourself rather than relying on a contractor's word.

Water, smoke or mold in the house

Talk it through with a Mesa restoration contractor

A short call gets the facts in front of someone who does this work every week: where the water came from, which rooms it reached and how long things have been wet. You choose what happens next.

Water where it shouldn't be? Make the call.

The line connects you with an independent restoration contractor working in Mesa and nearby East Valley towns. Describe the damage, then decide whether to book.
